✍️ Description from the real estate agent
This exquisite four-star hotel, boasting 25 elegant bedrooms, is located in the heart of Cortona, offering stunning views of the surrounding hills and Lake Trasimeno. Originally an opulent 18th-century villa, the building was beautifully restored in 2001, incorporating frescoes from a 14th-century church that once stood on the property’s grounds.
For many years, the hotel has functioned as a popular tourist accommodation, with a focus on hosting banquets, conferences, and overnight stays. It also presents an exciting opportunity for expanding catering services, featuring spacious and charming areas that are interconnected and equipped with the necessary facilities.
The villa’s prime location allows easy access to Tuscany and Umbria's top tourist attractions, including Arezzo, Florence, Siena, Montepulciano, Assisi, and Perugia. Cortona, nestled at the heart of a world-renowned historical and cultural region, serves as an ideal base for exploring these magnificent areas.
BUILDING DESCRIPTION
Spanning four levels, the building includes a basement and two delightful terraces/gardens—perfect for outdoor relaxation. The ground floor hosts the reception area, breakfast and restaurant rooms, professional kitchens, and a bar. The upper floors accommodate the bedrooms and service areas, all connected by a modern elevator and an elegant stone staircase that winds around the elevator shaft. The lower ground floor contains storage rooms, staff locker rooms with separate entrances, two service bathrooms for staff, and technical rooms.
A notable advantage of this property is its private garage—an exclusive feature compared to other accommodations in the region.
The villa’s conversion was completed with care to preserve its historic charm, while incorporating modern amenities for both public and private spaces to ensure optimal comfort and functionality.
The 245-sqm (2,636-sqft) terrace, connected to the adjoining area, offers an important outdoor space where guests can enjoy the tranquility and scenic beauty of the village, especially on pleasant days.
INTERIOR DESIGN AND FINISHES
Guests are greeted with an extraordinary atmosphere in the hotel’s halls and beautifully appointed rooms. The period furniture, fabrics, and curtains, along with the warm hues of the frescoed walls, create a subtle luxury that blends harmoniously with modern comforts. The villa’s 1,500 square meters include four floors with twenty-five rooms, two of which are designed to be accessible for disabled guests. Each room is uniquely hand-painted and decorated in the style of the period, featuring air conditioning, a mini bar, satellite TV, a LAN phone with internet connection, a safe, and a luxurious en-suite bathroom with a whirlpool tub or emotional shower.
The common areas exude elegance and sophistication, with exquisite details such as glass chandeliers, redesigned arches, medieval stone accents, trompe-l’œil art, finely crafted friezes, Tuscan terracotta floors, and original pietra serena fireplaces. The entire interior exudes a sense of luxury, refined taste, and timeless elegance. The furnishings are composed of fine antiques, and the walls and ceilings have been meticulously decorated by skilled Tuscan craftsmen.
PROPERTY HISTORY
The villa is built upon the remains of the Church of the Virgin of the Alamanni, a name derived from the tradition that Germanic soldiers camped near Cortona during the Crusades, where a small place of worship was later established. A new church was built in the 14th century, adorned with frescoes and housing the Madonna della Manna statue, now preserved in the Cortona Cathedral.
In 1730, the church became too small for its growing congregation and was demolished to make way for a larger church, completed within ten years. The church was later demolished by order of Grand Duke Leopold of Tuscany in 1786, and in its place, the current manor house was constructed.
The hall of the building occupies the former location of the church, while the oratory is now located on the lower floor, accessible by a staircase that still connects the two levels. Two Gothic-style capitals and two frescoes from the original church are preserved in the Institute of the Servant Sisters of Mary Repairers.
