The property consists of six buildings, covering a total area of 1,860 sqm (20,000 sqft).

The main structure, an Apulian masseria (960 sqm – 10,330 sqft), features 12 bedrooms and 12 bathrooms across two levels, organized as follows:

• Ground floor: Reception hall, bar, restaurant with two dining areas, kitchen, toilets, seven en-suite bedrooms, and a 217 sqm porch partially enclosed by glass windows.
• First floor: Three bedrooms with bathrooms and an apartment with two bedrooms and a bathroom.

Building N°2 (4 bedrooms and 4 bathrooms) contains four guest bedrooms with bathrooms, two of which have been adapted to be wheelchair accessible.

Building N°3 (2 bedrooms and 2 bathrooms) consists of two bedrooms with bathrooms, currently reserved for staff or the owners if required.
