✍️ Description from the real estate agent

This building was entirely reconstructed in 1910, years after the death of the sailor José María Cancio and his wife Asunción Martínez Marzo. It is believed that the costs were covered by their son-in-law Vicente Loriente (Castropol 1859 – 1939), as he is listed as the requester in the construction budget submitted to the architect Juan Miguel de la Guardia. Family oral history suggests that Loriente, who lived part of the year in Cuba, built this house for his wife to spend winters with her sisters and their families.

A brief mention should be made of the prominent architect of the house. Juan Miguel de la Guardia was born in Ontaneda (near the Pas River, Cantabria) in 1859. He studied architecture in Madrid, graduating in 1881. From 1882, he served as the municipal architect of Oviedo. He is known for designing many residential houses for the bourgeoisie in Oviedo (on Uría, Fruela, Toreno, and Milicias Nacionales streets) and numerous houses for returnees in Asturias. Notable works in Oviedo include the Casa de Conde (Escandalera) and the Casa del Deán Payarinos (the Conservatorio Superior in La Gorrada del Obispo). He also designed the Palacio de Concha Heres on Calle Toreno, which is now demolished.

In western Asturias, he designed Villa Tarsila (Casa de Guatemala) in Luarca, and in Castropol, he designed the 1906 extension of the Casino and the Vicente Loriente Park Kiosk (1911). He died in Oviedo in 1910.

The construction used the finest materials: northern red pine, pinotea, chestnut, and oak woods; granite masonry, likely from around Burela, instead of the more common ribadense marble limestone from Vilavedelle; French hardware and locks; castings from Gijón; an electric motor for the well's water service; mahogany toilet seats; electric bells; etc. All these materials had to be shipped by sea. The contractor for the project was Ramos from Ribadeo (father of Pepe Ramos). Without considering the land, which already belonged to the family, the architect budgeted the construction at 20,822 pesetas. At the same time, the Casino of Castropol had a budget of approximately 24,000 pesetas.

In the rear courtyard, two camellias were planted, one red and one white, as symbols of the returnee house.

Currently, the hotel has 9 double rooms, several with balconies, a room for breakfasts, lunches, dinners, and meetings, a kitchen connected by a freight lift to the restaurant on the ground floor, a charming interior courtyard for use as a terrace/dining area, and a basement area currently used for storage, with an elevator. The complete renovation was carried out in 2018 with top-quality materials and exquisite design, blending modernist elements with a contemporary touch. Every detail has been carefully polished to offer a high-level image. Despite being in the historic center of Ribadeo, the hotel provides a relaxing and peaceful environment, ideal for perfect vacations in the Mariña Lucense or for remote work in an unbeatable setting.

According to the National Institute of Statistics, both the REVPAR (revenue per available room) and ADR (average daily rate) are above the average for 4-star gold hotels in the area. Regarding the profitability of purchasing the hotel today, it would be above 7%, not including the benefits from the restaurant, which is currently outsourced. If operated personally by the buyer, profitability could exceed 9%.

Considering that northern Spain is experiencing a boom due to higher temperatures in the rest of Spain and the relentless increase in tourism in the area, these figures are likely to improve.
