✍️ Description from the real estate agent
Spanning 527 sqm (5,671 sqft) with three bedrooms and five bathrooms, this exquisite 17th-century villa has been meticulously restored to retain its original charm. The earliest depiction of the property appears on a 1766 map, while an 1803 painting already shows the villa in its present form.
The white façade features rectangular windows on the first floor, with a grand arched entrance accessible via a double staircase. A major early 20th-century restoration replaced all doors and windows and lowered the main hall ceiling by approximately 40 cm (1.3 ft). During restoration work in 2003, an older section—likely a 15th-century tower—was discovered. The villa’s original paintings have been carefully restored, and all systems have been modernized where necessary.
Interior Layout:
- Ground Floor: Expansive event halls with bathrooms and a professional kitchen, ideal for meetings, conferences, weddings, and other gatherings. The eastern wing contains guest restrooms and staff facilities, including a bathroom and dressing room. The wall paintings, created in the 1960s by Ciro Cristofoletti, add a unique artistic touch.
- First Floor: A central 18th-century decorated hall leads into a cozy sitting room and library. The western wing features additional catering rooms, a kitchen, and a bathroom. The eastern wing houses three double bedrooms and two bathrooms.
- Second Floor: A spacious loft.
The villa’s late Baroque-style interiors include floral motifs, trompe-l'œil architectural details, and decorative plasterwork. All doors are framed with painted friezes, adding to the historical ambiance.
The Chapel (A2)
This 85 sqm (915 sqft) 15th-century chapel, dedicated to Saints Peter and Paul, remains consecrated and can accommodate up to 40 guests.
The chapel features a single nave, with many original details preserved, particularly in the ribbed-vaulted apse. The southern wall showcases a 1511 fresco, while a 15th-century wooden crucifix stands as a testament to the chapel’s history. A 1930s restoration introduced a round window on the façade and expanded the main entrance.
A lion statue carved from Istrian stone (1506) is displayed within a blind archway on the eastern wall—an artifact uncovered during excavation near a now-lost bridge.
The Gastaldia (B1)
A 331 sqm (3,562 sqft) building located at the eastern edge of the garden, the Gastaldia is a three-story guesthouse formed from the merger of several structures in the early 19th century.
A 2006–2007 restoration transformed it into a fully operational accommodation facility, maintaining its Neoclassical symmetry, apart from a rectangular door added in the 1960s. Inside, wooden beams and trusses remain intact, and an intriguing marble band on the second floor still records historic grain deliveries made to the property.
Interior Layout:
- Ground Floor: Entrance hall, large storage room, technical room, and two guest rooms with en-suite bathrooms.
- First Floor: Breakfast room with a bathroom, plus two additional guest rooms with en-suite bathrooms.
- Second Floor: Seven guest rooms, all with en-suite bathrooms.
A warden’s apartment is situated on the southern end of the building, split between the ground and first floors. It includes an entrance hall, living room, kitchen, laundry, closet, two bedrooms, and two bathrooms.
The Gardens & Swimming Pool
The estate boasts a magnificent 3,000 sqm Italian garden, featuring sculpted hedges, fountains, and gravel pathways. Behind the Barchessa, in a private setting, lies a 14 × 8 m swimming pool, surrounded by lush greenery—perfect for al fresco events and ceremonies.
The total estate grounds span 3.5 hectares (8.6 acres), encompassing gardens, courtyards, and roads.
The Barchessa (B2)
Positioned directly opposite the manor villa, this 331 sqm (3,562 sqft) structure follows the traditional Venetian barchessa design, with a south-facing orientation, as recommended by Andrea Palladio (1570) to keep stored hay dry.
At the heart of the building is a central portico, ideal for outdoor dining and events.
Interior Layout:
- Ground Floor: Kitchen with a portico and technical room.
- First Floor: Living room and bathroom.
- Second Floor: Bedroom with en-suite bathroom.
The 2005–2006 restoration also integrated a swimming pool, enhancing the property’s event-hosting potential.
Additional Buildings & Expansion Potential
- Building E: Former 18th-century residence, expanded with a portico in the 1960s. The structure has been demolished, but its 3,000 cubic meter volume can be reused for future construction.
- Building F (406 sqm / 4,369 sqft): A large residence situated behind the chapel and Gastaldia.
- Building H (292 sqm / 3,142 sqft): A former stable and barn, currently in poor condition. It was once connected to Building F via a stone archway.
- Building I (138 sqm / 1,485 sqft, 4 bedrooms, 1 bathroom): Located next to Building H.
- Ground Floor: Entrance hall, dining room, closet, living room, kitchen, bathroom, and cellar.
- First Floor: Hallway leading to four bedrooms.
- Second Floor: Spacious loft.
Stables & Agricultural Structures
- Three Stables (M, N, O) (3,500 sqm / 37,660 sqft total): Located on the estate’s eastern side, these buildings are currently unused but could be repurposed for equestrian activities or redeveloped into additional structures.
- Building P (496 sqm / 5,337 sqft): Used as a storage facility for agricultural equipment.
Additional warehouses and storage buildings (C, L, Q, R) provide 593 sqm (6,381 sqft) of space, while a partially restored barn (G, 141 sqm / 1,517 sqft) offers further potential.
The pool systems (Building D, 94 sqm / 1,011 sqft) are housed near the villa’s park.
